The Scheme
The London Development Agency and the landowners – Hackney Council and Transport for London – chose Barratt Homes as the developer for the Dalston Square scheme and they are working together to develop the two sites at Dalston Lane South and Dalston Junction to transform the area.
In 2006, the scheme received planning permission and now Dalston Square, a flagship regeneration project, is transforming Dalston, as new transport infrastructure, private investment and public amenities are giving life to a previously neglected part of East London.
Dalston Square, a £160 million ground-breaking development, is now an established and growing community at the heart of vibrant Dalston in Hackney – a 2012 games host borough. The regeneration of Dalston is delivered through two construction projects, which together will leave a lasting legacy.
The new public square will link the two sites:
- Transport for London has built a new station with improved rail links and bus interchange. Above the new station will be shops and new homes.
- Hackney Council’s Dalston Lane South site which is bounded by Beechwood Road and Forest Road will provide more homes, shops and a new library and archive.
This striking development is offering 553 new homes in total. As well as providing much needed affordable housing, the one, two, three or four bedroom apartments incorporate energy efficient measures, such as green roofs and combined heat and power. Importantly, such sustainability and efficiency has been incorporated from the original architectural designs through to the final stages of build.
Construction on Phase 1, Dalston Lane South, started in February 2008 and was completed in April 2010. It is now fully occupied. Construction on Phase 2, Dalston Junction North started in July 2010 and occupations began in December 2011. Construction on the third and final phase began in August 2011 and is due to be completed by summer 2013.
Within easy access of central London, the City and Docklands, these homes address a wide variety of needs and aspirations and will benefit both the existing community and those moving to this increasingly sought-after destination.
The new Dalston Junction station on the East London line is part of a new London Overground system, connecting Dalston with fast and frequent services that will run from Highbury & Islington in the north to Crystal Palace and to West Croydon, south of the river, via Canada Water.
The scheme provides:
- Improved transport – the East London Line extension recently opened, providing new Tube connections, new rail links and a new station at Dalston Junction
- 553 new homes including affordable housing
- A major new public square
- A new public library and archive
- New shops and restaurants
- New investment in Dalston bringing retail opportunities, more jobs and prosperity
- Energy efficient measures such as green roofs and combined heat and power
The two sites are designed by a team of architects including: John McAslan and Partners, Arup Associates, Weston Williamson and Goddard Manton. Landscape Architect Michel Desvigne has prepared a plan for the new square and worked with J&L Gibbons, using public feedback to prepare the detailed plans for the square.
The public square is due to be completed in summer 2013. Once completed it will provide a focal point for the community with trees, paving and planted areas forming a vibrant and attractive space for people to meet and enjoy.
